Terms of Service – OpenDoorOps (ODO)

Effective Date: 9/25/2025

These Terms of Service (“Agreement”) govern the relationship between OpenDoorOps (“ODO”) and the Client (“You”) for the provision of leasing support services. By engaging ODO, you agree to the terms outlined below.

 
1. Scope of Services

ODO provides professional leasing support services, including but not limited to:

• Rental listing creation and syndication
• Tenant pre-qualification and screening
• Lead management and showing coordination
• Tenant placement assistance
• On-demand leasing support projects
  
  Note: ODO is not a property management company. We do not collect rent, perform maintenance, or assume landlord/tenant obligations.

 
2. Client Responsibilities

The Client agrees to:

• Provide accurate and complete property details, photos, and access for showings.
• Review and approve final tenant placement decisions.
• Remain legally responsible for compliance with local, state, and federal landlord/tenant laws.
   
  3. Payment Terms
  
• All fees must be paid prior to commencement of services unless otherwise agreed in writing.
• Payments are non-refundable once services have begun.
• Late payments may incur additional administrative fees.
   
  4. Limitation of Liability
• ODO does not guarantee tenant placement, lease execution, or tenant performance.
• ODO is not liable for damages, losses, or costs arising from tenant actions or failure to perform under a lease.
• Liability is strictly limited to the total fees paid by the Client for services rendered.
   
  5. Confidentiality
• ODO agrees to keep Client and Applicant information confidential, except as required to perform services.
• Both parties agree not to disclose confidential information to third parties without prior written consent, except where legally required.
   
  6. Termination
• Either party may terminate this Agreement with written notice.
• The Client remains responsible for payment of services already rendered.
   
  7. Governing Law
  
  This Agreement shall be governed by and construed in accordance with the laws of the Commonwealth of Virginia.

 
8. Amendments

ODO reserves the right to amend these Terms at any time. Written notice or updated posting on the website constitutes sufficient notice.

 
By engaging ODO, you acknowledge that you have read, understood, and agreed to these Terms of Service.
